There are several types of mortgage loans, but the most commonly used are fixed-rate and adjustable-rate loans. Fixed-rate loans maintain the same interest rate for the entire duration of the loan, which keeps monthly principal and interest payments consistent. This provides stability and makes it easier to estimate your total interest costs. Adjustable-rate mortgages, or ARMs, begin with an interest rate that is typically lower than a fixed-rate loan. That rate remains in place for a set period before adjusting over time. For example, a 5/1 ARM maintains the initial rate for five years and can then adjust once per year.
